Structured Land Leases:

  • The resort amenities and condo-like maintenance and security services are provided through the land lease. Homeowners buy the home and lease the land on 20-year leases. The land lease is designed to be renewed following its term. Docks
  • The cost of the land lease is currently $375 per month. This cost is set for its 20-year term and increases as governed by the consumer price index.
  • The land lease includes the cost of the land rent; sewage and water services; community maintenance and security services; access to resort and community amenities; land taxes. Homeowner tax extra.

The Rental Pool

  • Resort Home owners have the option to realize revenue from their resort homes when they are not occupying their home themselves, by placing their home in the rental pool. The rental pool is managed under a comprehensive agreement.
  • Resort Homes in the rental pool are marketed, rented, and managed by Golden Beach Resort.
  • The rental pool enables owners to benefit from the established expertise, professional marketing and management of Golden Beach Resort.

  • If the Village of Golden Beach Estates markets and manages the sale of a resort home on behalf of the owner, a commission is charged.
  • If the homeowner sells their resort home themselves, or employs an agent, a co-brokerage commission is charged by the Village of Golden Beach Estates.
