Floor System

Joists: Engineered floor trusses, 2" x 6" bracing, and 2" x 10" double ring joist

Subfloor: 5/8" tongue and groove floor sheathing glued as well as nailed. 3/8" chip underpad under all carpeting, ¼" smooth mahogany underlay under all vinyl flooring. Thermal R20 batt insulation with OSB bottom board

Flooring: Quality jute-backed carpet by CENTURA and durable cushion vinyl flooring by TARKETT - many styles and colours to choose from

Wall Systems

Exterior: Premium kiln-dried 2" x 6" studs on 16" centers, 8' height. Fiberglass PINK batt insulation (R20). 7/16" OSB sheating. GENTEK vinyl siding supplied and partially installed.

Interior: ½" gypsum drywall. Joints are taped, filled and sanded. Two coats of off-white latex paint. Bathroom walls are insulated for privacy. Ceilings are texture sprayed (except bathrooms).

Roof System

Structure: Engineered roof trusses on 24" centers. 7/16" roof sheathing. BPCO ROOFMASTER 25-year shingles. Glavanized eavestarter. Aluminum soffit and fascia. (R40) blown fiberglass insulation.

Windows and Doors

Windows: STRASSBURGER all vinyl, casement and single-hung windows. All windows are maintenance free and include screens.

Doors: MDL exterior doors are insulated steel panels, with decorative windows and vinyl clad frames. Interior "series 800" panel style painted doors. WEISER polished brass door knobs.

Interior Finish

Trim: Large profile painted colonial moldings

Cabinetry: Your choice of flat or raised panel door styles. European style fully adjustable hardware.

Plumbing System

Supply: Cross-linked polyethylene or copper supply lines. ABS drains and vents. All complete, ready for site connections.

Fixtures: AMERICAN STANDARD sinks and water saver toilets installed. MIROLIN easy-clean one-piece acrylic fiberglass tub enclosure. MOEN single lever faucets with "pop-up" drain plugs. Bathrooms are complete with mirror or medicine cabinet, towel bar, toilet paper holder, recessed soap/grab bar, shower curtain rod

Electrical System

Supply: 50 amp panel installed, copper wiring throughout. Décor light switches and duplex receptacles, including heavy duty receptacle for dryer

Fixtures: 10 gallon propane water hot water heater, with exterior access (40 gallon upgrade available). Range hood fan. Door chime. Smoke detector. Overhead light fixtures. Exterior weatherproof GFI receptacle at each door. 2 phone jacks. Switched receptacles in living room.

Mechanical

Ventilation: Bathrooms vented separate both fans.
